We hold keys for the majority of our properties in order to accommodate viewings as required, including early evenings and Saturdays. Otherwise, we will liaise with the landlord or existing tenant to find a convenient time.

Our letting agents undertake references on behalf of the landlord. This includes: Credit history checks, employer checks and previous landlord check Or if the applicant authorises we can complete referencing within 24 hrs with Open Banking.

The majority of our tenancy paperwork & legal documents are completed online using the latest technology & DocuSign systems. One month rent in advance plus the equivalent of 5 weeks rent held as a security deposit against damage or another breach of the tenancy.

Please be aware that on the day of sign up all monies must be presented in cleared funds by prior bank transfer. Rents are normally quoted on a calendar monthly basis. Rents are paid, monthly in advance, by standing order to our Protected Belvoir Client Banking account. Landlords & investors - what we do

If you are investing in a Buy to Let property, we are able to provide you with our expertise when choosing the right type of property to suit your budget and personal requirements. When putting your property up to let we will immediately commence marketing once the appropriate legal documentation is complete & we will accompany all viewings of the property by potential Tenants, liaising with you or the occupants (if applicable) for access.

Once a tenant has been found they will be referenced via our dedicated referencing team. When the references have been concluded we will discuss the findings with you and if you are satisfied with the Tenant a check-in date can be arranged and the property legal documentation covering the Tenancy prepared.

Prior to the Tenant moving in, the property will need to be ready for occupation. The property must be completely cleaned, and all personal effects and furniture removed (unless the property is to be let fully furnished). At this stage a property inventory is arranged in order to draw up a full Inventory/ Schedule of Condition, and if applicable any safety checks will be carried out, and certificates issued.

On the day of check-in, we will arrange for the Tenants to meet with a member of staff in order to sign the required Tenancy documentation & hand over the keys for the property. We will collect from them the first month’s rent, and a Security Deposit on your behalf, we will register it with the deposit scheme in accordance with the regulations.
